FAQ

What is included in a mold inspection?

A mold inspection typically includes a structured visual assessment of accessible areas, moisture diagnostics, leak and water intrusion evaluation, and indoor environmental condition readings. We use professional inspection tools such as moisture detection instruments and infrared thermal imaging to help identify conditions that may support mold growth. When warranted, air or surface samples may be collected for third-party laboratory analysis. Findings are then organized into a detailed report with photo documentation, observations, and clear next-step recommendations.

What equipment is used during an inspection?

Moisture Detection Instrumentation
Used to detect and measure elevated moisture levels in building materials and help identify areas affected by leaks or water intrusion.

Infrared Thermal Imaging Camera System
Used to identify temperature differences that may suggest hidden moisture, insulation irregularities, or possible leak pathways.

Ambient Condition Monitoring Equipment
Used to record indoor environmental conditions such as relative humidity and temperature during the inspection.

Volumetric Air Sampling System
Used to collect air samples when indoor air quality or suspected mold-related conditions warrant further analysis.

Spore Trap Air Collection Media
Single-use collection media used with the sampling pump to capture airborne particulates for laboratory evaluation.

Surface Sampling & Microbial Collection Materials
Tape lift or swab sampling materials used when visible suspect growth or surface contamination needs laboratory identification.

Digital Visual Documentation System
Used to document conditions, areas of concern, and supporting findings for the final report.

Precision Visual Assessment Tools
Used to closely examine building materials, surfaces, penetrations, and hard-to-see areas during the inspection.

Ladders and Access Tools
Used when needed to safely access attics, ceilings, roofline-adjacent areas, and other elevated sections of the property.

Personal Protective Equipment (PPE)
Used as needed for safe inspection in affected or limited-access areas.

What is your inspection methodology?

Our inspection methodology follows a structured, evidence-based approach. We begin with a visual assessment of accessible interior and exterior areas, then evaluate for signs of water intrusion, elevated moisture, and conditions that may support mold growth. Moisture detection instruments, infrared thermal imaging, and environmental readings are used to help identify areas of concern. When warranted, targeted air or surface samples may be collected for third-party laboratory analysis. All findings are then organized into a detailed report with photo documentation, observations, and practical recommendations.

When will I receive my report?

Most reports are delivered within 24 hours after laboratory results are received. Turnaround time can vary depending on the scope of the inspection and whether samples were collected for third-party analysis, but we work to provide reporting as promptly as possible while maintaining clear and thorough documentation.

Are you certified and insured?

Yes. We are certified and insured, and we approach every inspection with a strong emphasis on professionalism, documentation, and technical accuracy. When warranted, our findings may also be supported by third-party laboratory analysis, helping provide clients with a clear and credible understanding of the conditions observed.

Who do you work with?

We work with a broad range of clients seeking objective, well-documented insight into mold and moisture-related conditions. This includes homeowners, home buyers, renters, landlords, property managers, real estate professionals, investors, contractors, and commercial property stakeholders.
